Background Information
This 3 bedroomed semi-detached house was purchased in 2012. It had previously been unoccupied for several years and prior to that, had not had any decorative or remedial work performed on it for over 20 years. As a result, dampness had caused significant damage to several of the walls both inside and out, the décor was outdated and both the kitchen and bathroom were basic to say the least!
Brickwork repairs were required in order to stabilise and repair the structure, plus replacing the damp proof course in order to prevent further rising damp.
An entire new roof was required as the existing one was in a very poor state of repair and was not insulated.
New energy efficient UPVC double glazed windows and doors have been installed, removing the existing rotten and single glazed ones.
Internal wall reconfigurations have been performed in order to maximise the kitchen area, enabling a breakfast bar to be sited within the newly fitted kitchen. Also, the separate toilet and bathroom have been converted into a combined modern family bathroom.
A new electrical distribution box has been installed along with a new ring main dedicated for the kitchen. Also,the majority of the plumbing has been replaced throughout the house.
Several rooms have required re-plastering and the whole house has been re-decorated with the addition of new floor coverings throughout.
In addition to the interior, the outside garden space had become severely overgrown as a result of many years of neglect - the weeds and brambles had taken over and required many hours of backbreaking work to clear.
